No money down, no credit required

Some real estate gurus claim that you don't need any money or good credit to invest in real estate. They use the terms such as 'no money down', 'borrow other people's credit' to lure new real estate investors hoping to make money fast to learn about real estate investing from them. While it makes sense in theory that you can invest in real estate with no money down, it is difficult especially when you are new to real estate investing and luck is not on your side. The mortgage and real estate laws have also changed to make it harder for people to borrow other people's money to invest as well as borrow their credit.

Most people don't want to use their own money to invest in real estate. Why? It is risky to risk your own money so they prefer to borrow from banks, private real estate investors or hard money lenders to invest with. Some new investors simply don't have the money to invest but still want a stab at real estate investing. In practice it is harder than you may have heard to borrow money to invest in real estate. You need to have a great property and terms all lined up. The real estate deal must be very sweet. Alternatively, sometimes you can get a grant for investing in real estate.
