Another factor to consider is the ease of finding a good deal and ease of fixing the property. If you invest in a single family home, you are likely to have lots of choices of properties to buy and general contractors are likely to know what to do to fix it. That means, low cost of fixing and buying for you.

In some states simple investment properties for beginners may be different. However, the principal remains the same. Investment properties for beginners should be ones that are cheap to get into, common to fix up and turn around as well as easy to find end buyers for.
