Step 3: Purchasing homes at Auction

In Real Estate investing, purchasing at auction can bring substantial profits. Sometimes, you can strike a deal with the owner facing Foreclosure before the Real Estate property goes up for auction. But, if not, purchasing at auction can be very profitable.

When you decide to purchase at auctions, you might want to have a team behind you so that you are prepared and can make the most well informed decisions. Your Real Estate investment team should consist of:

  • a private money lender
  • a home inspector
  • AC/HVAC repair professional
  • a mortgage broker
  • a Real Estate attorney
  • an insurance agent, and
  • a list of potential Real Estate investors

You may decide to have more than one of any of the professionals listed above. This Real Estate investment team will help you quick turn a Real Estate property or help you rehab your property faster and strike the best deal possible.

Having a Real Estate investment team can help you reap greatest profits especially with foreclosures when speed is key to profitability.

Step 2: Contacting the owner with a pending Foreclosure

After you have done the research on pending foreclosures by looking at Foreclosure listings and looking up foreclosures records as suggested on Step 1, you may want to make contact with the owner who is facing Foreclosure. This can be done by telephone or my mail. 

Contacting the owner facing Foreclosure by phone 

When contacting the owner facing Foreclosure, a typical conversation sounds like this: 

“Hello, I’m [your name]. Are you [the owner's name]? 

Great, I have reached the right person. 

I work with people who are having challenges with mortgage companies, basically to help them reach a solution that does not negatively affect their credit and that gives them the best possible outcome. 

Part of what I do is search public records and, on my last search, I noticed that your mortgage company had filed papers with the county to start proceedings to take your home from you. 

I work with people in your situation so we can get the lender to back off and to help you reach a solution… whether that be selling your home, buying your home with cash, helping you move, repairing your credit, refinance your mortgage, etc. 

Most importantly, you wont have a Foreclosure on your credit report. Would you like to set up a time that I could sit down with you to discuss this?

Contact the owner by mail 

You can also send a flyer or letter to the owner’s address. Your flyer or letter need to be very catchy. Use headings such as “Stop your Foreclosure,� or “Foreclosure is not your only option!”
