Real Estate Trap to Avoid - Over Improvement

Many real estate investors fixing up a real estate to sell or rent for profit fall in the trap of over improvement. What leads to over improvement in a real estate property is real estate investors asking themselves 'is this the house I want to live in?' -WRONG!!!

You may love designer colors, ceramic tiles, hard wood floors, etc.. but not everyone else will love the same things that you do. Some people actually prefer linoleum and carpet. What you think of as a 'classy looks' may not appeal to some people. And, you would have spent a lot of money making your house look 'classy' for no reason. In fact, if your real estate buyer or tenant don't like those designer colors, it could go against you. So, stick with neutral, plain colors and basic home improvement.

Don't get carried away making over improvement to your real estate. The most important parts of your real estate are:

  1. What people see when they get out of their car?
  2. what they see when they enter your property?
  3. what do they see when they look up, look down, and look around after entering your property?

Lawn work and paint job are usually very important to leave impressive first impression on potential a potential buyer's mind. Other than that, making sure that everything works and look nice (not look expensive) will usually earn you a buyer.
