If the private mortgage notes lender says yes, the then private mortgage investor should do the following.

• Call the private mortgage buyer back and have them draw up the purchase and sale agreement.
• The private mortgage buyer will send the private mortgage investor the contract.
• The private mortgage investor get the private mortgage notes lender to sign.
• The private mortgage investor delivers the contract to the private mortgage buyer.
• The private mortgage buyer takes over from that point on.
• The private mortgage buyer notifies the private mortgage investor of the closing date. The private mortgage buyer will close with the private mortgage notes seller for $95,000 so the private mortgage notes seller will not see the fee of the private mortgage investor.
• The private mortgage investor goes to the closing office to pick up the check separately.
