Private mortgage investing steps

When a private mortgage investor has established an interest to sell private mortgage from a private mortgage notes lender and an interest to buy private mortgage from a private mortgage buyer, the private mortgage investor needs to do the followings.

  • Get an offer for the private mortgage from the private mortgage buyer
  • Call the private mortgage notes lender with the offer less the commission of the private mortgage investor.

For example, if the private mortgage buyer offers $100,000 for the private mortgage with balance $120,000, the private mortgage investor should call the private mortgage notes lender and say:

"My partner and I would be willing to pay you $95,000"

Then the private mortgage investor should let the private mortgage notes lender respond. Be SILENT while the private mortgage notes lender is thinking about the offer. Do not even breathe!
