How much to improve a property in order to get a good return is the first thing a homeowner or Real Estate investor wanting to sell a property should ask. You can definitely improve the property too much that it loses value and you can overlook simple things that you can do that will raise the value of the property significantly. When fixing a property, many Real Estate investors and homeowners fall for one of the most common Real Estate traps. They over improve the property and when they do, they expect good return for the work done. However, improving property will not always give you good return.

The trap is psychological because many Real Estate investors are so proud of the home that they just bought and want to fix it up as good as possible. They want the home to look nice and for the buyer or renter to go ‘wow’ over it.

They justify to themselves that the selling or renting value will increase if they do certain things to the home.

But the truth is that these Real Estate investors are asking themselves: ‘is this the house I want to live in?’ When you just bought a house, closed a Real Estate deal that you have been working hard on, it is easy to justify spending some money and time on the house. However, if you do, you are not treating the Real Estate investment as a business but something personal and that is never a good thing.
